Why You Should Paint Before You List Your House

With the spring housing market quickly approaching, we want to be sure you are completely prepared to put your house up and sell even before the snow melts this year!

Should You Not Paint?

Now we know this post is supposed to be about when you should paint, but at U.S. Pro, we are all about our customers receiving true and honest advice, especially when you are making an investment like an interior or exterior paint job.

There are a few situations where you don’t necessarily have to paint before you list your house:

  • If you have painted within the past year.
  • If you run out of time before you need to list the home.
  • If you aren’t going to be able to recoup the cost of the job with the increased value of your home’s selling point.

For that last bullet point, we highly recommend speaking with your realtor and a trusted painter before you make that conclusion. The amount of value a good painting job can add to your home can be extremely undervalued.

Should You Paint?

If you did this to any wall in your house in 2020, you need to paint. Listen, we get it. 2020 was a doozy of a year to say the least. Some people responded by cutting their own bangs, others by making whipped coffee and others by painting a big geometric splash of color in a bedroom, bathroom or living room. We love that you love that wall. But we have bad news for you: not everyone shares that love.

When your house is filled with bold and bright colors, it can be difficult for a potential home buyer to envision their own family living there. For example, imagine you are going to paint a picture and you get to choose between a blank canvas or a canvas that already has a painting on it.

Which one would you choose?

Most people would probably choose the blank canvas so that they can create their own art instead of having to first paint over the other canvas.

When you are trying to sell a house, paint colors are extremely similar.

Another reason to paint before you list your house would be if the paint is worn out in any way. Maybe you have scuff marks or shadows from years of furniture or pets. Or sometimes after decades of everyday use, paint starts to look dull and worn out, which can deeply impact the value of your home. If a potential buyer walks through your house and sees peeling or chipping paint, it may signal to them that you have not kept up with other parts of the house as well.
